As the Managing Principal of Rent Research Consultants, Inc. Mr. King directs the overall operation of the company and the delivery of all services to its clients. In addition he is responsible for the development of new services to be marketed to retail chain store clients and the development and implementation of negotiating strategies with the senior negotiating staff.
Prior to forming Rent Research, he was employed as Vice President- Commercial Properties of a national real estate management and development firm and was retained as a real estate asset disposition specialist for the Federal Deposit Insurance Corporation. (FDIC) Mr. King holds the CSM designation from the International Council of Shopping Centers and has served as a Massachusetts State Housing Commissioner. One of the founding members of the National Retail Tenants Association, he currently serves on its Curriculum Committee, Technology Committee, and its Board of Governors.
He has lectured on commercial lease negotiation techniques and occupancy cost reduction solutions for the National Retail Tenants Association, International Council of Shopping Centers, the National Builders Association, and Fortune 500 companies and has written and been frequently interviewed concerning retail lease administration issues in national trade periodicals and journals, including Shopping Center World, Chain Store Age, Tenants In-Common, and Franchise Times. Past and current clients include CVS, Best Buy Stores, McDonalds, Office Depot, Pizza Hut, Friendly Ice Cream, Eckerd Drug, Buffalo Exchange, Einstein Bagel, Supercuts, Radio Shack, and Papa John’s.
Keith Grosz - Principal-Marketing Director
Mr. Grosz is responsible for the company’s business development efforts and directs the marketing of the companies services to existing and potential clients. His responsibilities also include market positioning of Rent Research Consultants, Inc., customer service and strategic relationship development for value-added services. As one of the founders of Rent Research Consultants, Inc. Mr. Grosz has an extensive background in lease negotiations, C.A.M. and operating expense oversight of commercial leases.
In addition to his involvement with Rent Research Consultants, Inc. Keith was Vice President of Marketing for TRiSTAR Business Communities and was Co-Founder and Vice President, Marketing and Sales for iLine telecommunications, a service provider specializing in VOIP development and data transmission services.
Prior to founding Rent Research Consultants, he was President and Co-Founder of one of the first contingent fee based auditing companies in North America, Leasehold Analysis Inc. Started in October 1988, LAI expanded throughout every major market in North America, performing lease audits and measuring square footage for tenants of all size.

Jessica Swist - Director of Research
Ms. Swist is responsible for the supervision and training of Rent Research Consultants research staff. Under her direction researchers gather and prepare comparable and subject rental data used in the preparation of Field Summary Reports. She also coordinates information flow and communications between and among negotiators, clients, and landlords as well as completing the initial abstraction of clients lease data and scheduling all research efforts to insure timely completion of lease renewals & option reviews.
Prior to joining Rent Research Consultants, Inc. Ms. Swist was a Finance Specialist in the corporate office of Dunkin Donuts Brands, Inc. She has also been employed as a Paralegal in the real estate department of a large area law firm where she managed the title department and was responsible for preparing title documents for transactions such as commercial loan financing and purchase and sales transactions.
Greg Sollitto - Senior Negotiator
As a Senior Negotiator Mr. Sollitto is responsible developing and implementing negotiating strategies and coordinating the activities of lease negotiators assigned to key Rent Research Consultants retail clients.
Prior to joining Rent Research Consultants, Mr. Sollitto was the Senior Director of Real Estate and Property Administration for Papa John’s International, Inc. There he and his team were responsible for all corporate and joint venture store development and for management of the lease renewal, store relocation, termination and excess property disposition programs, and overall supervision of the corporate lease administration efforts.
Mr. Sollitto has been engaged for over thirty years in providing real estate development and legal services for commercial real estate developers, retailers and restaurant operators. He is a member of the Florida Bar, the National Retail Tenants Association and holds a B.S. degree in Psychology from Georgetown University and a J.D. from Seton Hall Law School.
Debby Pear Phillips - Senior Negotiator
As a Senior Negotiator Ms. Phillips is responsible developing and implementing negotiating strategies and coordinating the activities of lease negotiators assigned to key Rent Research Consultants franchise and office clients.
Ms. Phillips brings over twenty-five years experience negotiating renewals and extensions of retail and office leases to her current position. Prior to joining Rent Research Consultants, Ms. Phillips was the Team Leader-Leasing, for Dominos Pizza, LLC where she was responsible for overall process and workflow for all company owned and operated stores. There she and her team were responsible for all corporate lease renewals, management of company owned properties, negotiating new corporate store leases and resolving disputes and conflicts with the company’s landlords.
Ms. Phillips has significant experience in negotiating early lease termination agreements and in developing standardized lease, SNDA, estopple and related documents for multi-unit food service clients. She is a member of the International Council of Shopping Centers, the National Retail Tenants Association and holds a B.S. degree from Eastern Michigan University.
